Southwood Building Specifications
The properties are being comprehensively
refurbished and when completed will incorporate the following:-
1. Roof
The roof will be recovered with breathable roofing felt and new welsh
slate or similar to the garden elevations and where possible the original
high quality slates will be re-used on the front side and side elevations.
Comprehensive insulation to meet the enhanced standards of the current
building regulations will be incorporated into the roof voids.
2. Joinery
All the windows will be replaced with double hung sash windows, fully
double glazed and weather stripped to meet the very strict regulations
in force since 1 April 2003.
The doors throughout will be either 4 or 6 flat panel painted softwood
doors, with appropriate fire rating, designed to reflect fully the age
of the original structure with double painted softwood architecture and
200mm high Torus or similar skirtings.
3. Floors
Generally, the upper floors will be carpeted with plain colour 80% wool
carpets with an allowance of £25 sq metre. The garden floor will
be finished in simple wide plank oak oiled boarding (150 mm).
The bathroom will have tiled floors, that to the principal bathroom being
marble.
4. Insulation
As well as the windows and roof complying with the new regulations for
heatproof insulation, the external walls will also be lined with insulation
to meet current “new build” standards.
The party walls between the dwellings will be built in blockwork designed
to similarly comply with the latest sound reducing regulations recently
introduced.
5. Kitchens
It is intended to install Rational or similar German or other high quality
kitchens with Neff, AEG or Miele appliances and corner fridge by Norcool
or similar with a budget cost of £20.000
6. Bathrooms
These will be fully tiled with the principle bathroom having marble tiling
throughout. Appliances will be by Villeroy and Boch or Ideal Standard
Designer range and the principle bathroom will include a whirlpool style
bath. There will be a separate thermostatically controlled shower to each
bathroom either within the bath environment or separately and all connected
to mains pressure hot water to ensure a significant water flow.
7. Lighting and power
A combination of traditional pendant fittings and inset mains powered
halogen lighting will be provided to ensure versatility and cost effective
adaptation to changing needs and styles.
All rooms will be well provided for with power points and also most rooms
will encompass TV, telephone and computer connections. An integrated fire
alarm and burglar alarm system will be installed, as will an audio entry
phone with access points on each floor.
